Home shopping is always an exciting process. In many ways, it is like buying a car. You look forward to the style, the color, and the overall performance, and then you forget that there are other considerations that you need to think of before making your final decision.
Wise home-buyers, however, will tell you not to be overwhelmed with your emotions. Too much excitement can make you overlook some important details.
When going home shopping, ask a certified home inspector to come along with you because a home inspector knows better the exact things to spot so you can get the most of your home buying experience.
One of the first things an inspector will look out for is if the house has evidence of any structural damage. Poor structural foundation equals danger. You, yourself, can tell if the house has poor structural foundation because of the presence of cracks on the walls.
Then, your inspector will also look at the drainage system of the house. Ideally, a good drainage system must be able to move water away from the house properly. He will also check the roofs for leaks or signs of water leakage. Leaking roofs are not good as they may cost you a lot to have them repaired.
The inspector will also check the electrical wirings of the house. This is very important because you will be risking your and your family’s lives with faulty electrical wiring.
The kind of paint used to paint the house with is another important consideration that must not be overlooked. Your inspector should check and verify if the paints used are lead-based or if they contain toxic ingredients at all.
If you are buying an old house, you will also have to take particular attention to the heating system — and your inspector should know this. The older models of heating system are usually no longer energy efficient, and they may require a lot of maintenance.
The general maintenance of the house is also an essential aspect of home inspection. The musty smell of molds should not be there, and the presence of moisture should not be evident anywhere in the house.
There is absolutely nothing wrong with buying an old house as long as it is well-maintained, kept clean and tidy.
