If you are considering of selling your home, you have to condition your house in a way that makes it saleable. House-conditioning, as it is called, involves de-cluttering, making the necessary repairs, beautifying the interiors, and so on. Your ultimate goal in home-selling, after all, is to impress, and so you do everything in your power to achieve that end.
Once all that has been done, you are now ready to showcase your home and see where all your efforts have gone.
The day your prospective buyers step into your home should be regarded as important because then you will be able to see if all your efforts will be paid off. When that particular day comes, it is advisable that you stay out of the way; else you will risk the temptation of addressing the house as your house (although technically, it still is), which can make your buyers feel like they are intruding in someone else’s property. Just ask your agent to show them around. This way, they can be sure that you have no more emotional attachments to the house and that the house is really up for sale.
Since, you will not be home when your buyers visit, take your pet with you. Barking dogs, or any other pet that roams around the house while your buyers are inspecting every nook and corner can be a total turn-off.
Be generous, too, when it comes to lighting. Remember that your goal is to impress, and you cannot do that if your buyers are groping for things in the dark. Switch on all the lights, whether your buyers are coming in during the day or during the night. Sufficient lighting can make your buyers feel comfortable, welcome, and right at home.
Moreover, do not offend your buyers with strong-scented air fresheners. Instead, have something light and natural. You can have fresh blooms at the entrance of the house to welcome your buyers with or you can keep a potpourri somewhere in the room, or you can simply keep the house clean because if it’s clean it’s naturally fragrant.
Finally, remember to keep the garbage out of sight and out of anyone’s nose!
